1. House shopping before knowing your number

2. Assuming your credit is not good enough

FHA loans work from a 580 score. Some programs go lower with compensating factors. Thousands of renters who assume they would be denied would actually be approved today. The only way to know is to check, and a proper check will not touch your score.

3. Draining savings to zero at closing

Putting every dollar into the down payment leaves nothing for the water heater that fails in month two. Lenders actually like seeing reserves. Keep a cushion, even if it means a slightly smaller down payment.

4. Opening new credit during the process

The new truck, the furniture financing, the store card at closing time. Lenders re-check credit before funding, and new debt can shrink your approval or kill it. Freeze your borrowing from application to keys.

5. Not checking assistance programs

Florida buyers regularly leave five figures on the table by not knowing Hometown Heroes or their county's SHIP program exists. Assistance funding comes and goes in cycles, so checking early matters.
